The 84th Annual Academy Awards are right around the corner. It is an exclusive event. The awards are for the "best of the best." Thousands of movies were scrutinized to find the five or six greatest performances in each category. Awards will be given for Best Actor, Best Picture and Best Original Motion Picture Score to name a few. Stars like George Clooney, Brad Pitt and Meryl Streep will arrive on the red carpet to hordes of adoring fans.

When these nominees arrive at the Oscars, they will be interviewed. They will be interviewed about their movies, their personal lives, what they are wearing and what they ate for lunch. Really, no topic is off limits. The interviewer must do their research and have a list of questions to ask each star so that the interview goes off flawlessly. A good interview is essential because the world wants to know every last detail about these stars.

As a landlord, you are also searching for "the best of the best"; the best tenants for your property. You must also narrow down the field from the numerous prospects. The best way to do this is by, first, asking a lot of questions. Just like any other interviewer, you want to know everything about your prospective tenant. Unfortunately for you, when interviewing these prospective tenants, there are many questions that are off-limits.

Asking about a tenant's personal life is none of your business and asking what they had for lunch is more than irrelevant.
